Start with the actual tax bill
Enter annual taxes from the property’s current bill. A town’s general tax rate applies to assessed value, which can differ from the purchase price. Your future bill may change after reassessment, improvements, or local rate changes.
Example: an $800,000 home
With 20% down, a 30-year loan at an illustrative 6.5% rate, $16,000 annual taxes, and $2,400 insurance, the monthly mortgage, tax, and insurance estimate is about $5,579. Adding $500 for maintenance and $300 for utilities brings the ownership budget to about $6,379.
How the estimate works
Fixed-rate principal and interest use the standard amortization formula. Annual taxes and insurance are divided by 12. PMI is an initial estimate on the original loan balance for conventional loans with less than 20% down; it is not a cancellation schedule. FHA, VA, adjustable-rate loans, and flood insurance need different inputs or calculations.
